Some agents will try to tell you that the spring and summer months are the best time to list. However, this isn’t really the case.

It may surprise some to learn that you could be better off listing your home during the winter months instead of summer, which is typically considered a hot buyer season.

In actuality, it isn’t that many more people buy homes during the spring or summer months. The difference is more so in demographics.

It’s true that when you list in the winter you may get fewer showings, but you will be working with more qualified buyers.

Another benefit of listing during January, February, or March is that there’s a lower level of competition. When spring hits, there’s a big influx of listings. Listing earlier than this will help you beat these listings and also many new construction homes.

The only real downside to listing during winter is that landscaping tends to be less lush, resulting in slightly lower curb appeal. Still, this is a relatively small obstacle.
