The market is really changing. Many people think that the market is still a super hot seller’s market. While this is true in certain price points, it is still important to price your home correctly from the start if you want to sell it and make top dollar.

I have been hearing from a lot of sellers for the last couple weeks that their neighbors priced their home for a certain amount, so this means that you should too. What a lot of people don’t understand, though, is that listing price is not a true selling price, so you don’t want to look at what people are asking in the neighborhood but rather what a buyer was willing to pay and close on for the home.

You want to look at the closed sales in the neighborhood, not what is actually sitting on the market that nobody is making offers on right now. Ultimately, however, the list price is up to you as the seller.

If you do not price it right and position yourself correctly in the market, though, the house will fail to sell. It will sit for a long period of time and buyers will start to think that there is something wrong with it because nobody else wants it. This will mean that you will get offers coming in that are much lower the longer it is on the market.

What we do before you put your house on the market is sit down with you and educate you about what is going on in not only your neighborhood but also the market overall. We look at the homes that have sold that are comparable to yours in terms of size, bedroom count, lot size, etc. and you can choose the price based on how you feel your home compares.
