Just because someone has a real estate license doesn’t mean they know how to market your listing online. I’ll explain more today.

How well does your listing show up on the internet?

We live in Charleston, which means that everyone and their grandmother has a real estate license. Just because everyone knows an agent doesn’t mean that your friend or family member can do the best job and help you net the most amount of money for the house.

Real estate is changing. The internet is taking over, so you need an agent who knows what they are doing online to get you the most amount of money for your home.

Most agents will just put a sign in your yard, take pictures of your home on their phone or personal camera, put the home on the MLS, and wait. They don’t spend any money on premium internet ads. They don’t do any buyer lead generation through online ads, either, and they only put your home on a couple of websites.

That really puts you at a disadvantage if you want to get top dollar for your home.

When you work with us, a professional photographer comes out to get some bright, wide-angle shots of your home. The only complaint we get is that the pictures make the home look nicer than it is, but that’s the goal. We want to get as many buyers through the door as possible.

Have you ever wondered why some listings show up at the top of Zillow, Trulia, or Realtor.com search results? Most agents don’t understand that those are premium ads. We pay for those premium ads to get your listing towards the top of the search results.

When it comes to marketing your home online, pictures are key and the number of websites your home is marketed on is important. Finally, it’s also important to highlight the benefits of your property. What amenities does the property have? Did you recently upgrade the kitchen or bathroom? We will highlight those things in the description to make the property as appealing to potential buyers as possible.

You can hire a friend or family member to sell your house but if you want to get top dollar, you need to hire a professional. After all, you get what you pay for. The more money you can put in your pocket, the happier everyone is at the end of the day.
