What’s going on in the Mount Pleasant real estate market?

As a lot of you know, there’s a difference between North Mount Pleasant (which is north of the Isle of Palms connector) and South Mount Pleasant (which is everything from the Isle of Palms connector down to Ravenel Bridge).

The South Mount Pleasant market is doing really well. The average sales price of single-family homes is actually up to 6%, landing at $638,000. The condo market—which includes condos and townhomes—has gone down 6% year to date to $343,000.

Homes are selling extremely fast in the South Mount Pleasant market. For townhomes and single-family homes, the average days on market is still around 55 days.

North Mount Pleasant, on the other hand, is actually quite different from its southern counterpart. The average sales price for a single-family home in this market is about $527,000. For a townhouse or condo in the market, the average sales price is $298,000.

Single-family homes are taking a little bit longer to sell in North Mount Pleasant. Here, the average days on market is 76 days. This is probably due to the fact that there’s so much new construction up there, which is bogging the market down a little. Condos, however, are selling fast—about 43 days.

What does this mean to you as a buyer or seller?

Well, if you’re buying a property in the North Mount Pleasant area, you’ve got access to more inventory and new construction homes to choose from.

If you’re a seller, you’ll see that your home value will actually go up faster in South Mount Pleasant than it will in North, due to the competition created by the new construction homes.
