Something sellers must realize is that the market, not one’s own personal opinion, dictates price. It’s a simple matter of supply and demand. Of course, we all want to earn top dollar when listing, but pricing your home correctly is an absolute must.

Market value aside, a home is worth what a buyer is willing to pay and a seller is willing to accept. But even in cases where both parties agree on a price, there is still the matter of the appraisal. If a home doesn’t appraise, the deal could fall apart.

Cash buyers may be willing to make up the difference, but this is not always a likely scenario. Cash buyers are often looking for a discount, and paying above appraised value is definitely not consistent with that goal.

Even in a market that favors sellers, like the one we’re in currently, listings must have a fair price. Otherwise, it isn’t likely for the home to see any offers at all.
