What three factors should buyers be aware of when making an offer on a home?

The first is your offer price. It doesn’t always boil down to price when it comes to the seller’s motivation. There are also factors such as the closing date and concessions that you should also consider.

The second factor is the home’s condition. If the roof or the air conditioning system is at the end of its lifespan, you need to think about that. That’s something that will come up down the road. If the kitchen or bathrooms need renovating, that could cost you tens of thousands of dollars that you may need to put into your budget as you purchase the home.

The third factor is location. As the saying goes when buying real estate, “Location, location, location.” Do your homework and make sure your home is located in a strong school district, because property values tend to rise and fall based on the school district they’re located in. There are certainly other things you need to watch out for too. For example, you don’t want to buy a home that’s backed up to a very busy street. Heavy power lines surrounding the house is another thing to watch out for.
