To start with, you will get the contract and have an appraisal. Although this is usually done for those with financing, this is also done by some cash buyers. There are three important stages in the home selling process. Today I am going to look at them in depth with you.

1. Getting the contract and going through the appraisal process. The appraisal process is traditionally for someone who is getting financing. However, it can also be done by someone paying cash. This is when the bank sends out a third-party appraiser to look at the property and make sure that the value of the home is there and that it is appraised for at least the contract price.

2. The home inspection. This is actually the No. 1 deal-killer in a real estate transaction. The home inspection is when the buyers bring in their own inspector and check out basically every inch of the home to see what issues there are. This includes looking at the structure, the electrical, and the plumbing. The inspector is hired to find things that are wrong with the property and to alert the buyers.

To hedge against losing a buyer after we go into contract, we do a pre-inspection with the majority of our listings. By doing this before we put the home on the market, we can find any issues with the property and handle them early. This way when we do get a buyer in place, we know it will be smooth sailing all the way to the closing table.

3. The closing. This is after we have gotten through the appraisal and home inspection and is the most fun part of the process because the stressful period is about to come to an end. The closing is when you go and sign your documents at the attorney’s office and you hand the keys over. No matter if you are buying or selling, this is the fun part of the process.
