How to Stage Your Home With the Senses in Mind

Today we’re going to hit on some things that you can do to make sure you earn top dollar with your home’s staging.

The thing that’s most important when you have a buyer coming in to look at your property is to appeal to all five senses: sight, taste, touch, smell, and sound. Here’s how you can address each one.

  1. Sight. Have your lighting be as bright as possible; I always suggest getting LED lighting in your lamps. The worst thing for a buyer to do would be to walk in a room that was dark and gloomy.
  2. Smell. Make sure to have several plug-ins throughout the house. Cover up odors like cigarette smoke and pet smells to ensure the buyer gets the best experience possible.
  3. Taste. Many sellers bake fresh cookies and leave bottled water out for the buyers to enjoy as they walk through the house.
  4. Sound. I encourage all of our sellers to put some kind of music on during the showing. If it’s appropriate to the setting, it makes the showing a lot more fun.
  5. Touch. Have the house as clean as possible. As you run your fingers over surfaces, make sure there’s no dust or grime.
